I won't lie, I have a thousand hours in this game and I do enjoy it. That being said however, we have been begging FD to give us the workshop for last three years, and gotten nothing. The fact is that there just is not enough content to keep me playing the main story. But the reason I am giving it a bad review is simply because I am tired of waiting for FD to give us what they promised us, and then pumping out DLCs instead of delivering. If this changes maybe I will change my review, but as it stands now, I don't want to. Sorry.
House Flipper 2 is a classic sequel that builds upon the ideas from the first game rather than turning its core concepts upside down. In some aspects, it’s a step forward compared to its predecessor; in others, it takes the same step, but backward... However, whatever one may say about it, it does take that step, rather than simply resting on its laurels and re-releasing the same thing in a new coat of paint. On the positive side, I’d count the overall improvement in gameplay. Tools are better designed, graphics (though cartoonish) looks better and will age gracefully, and the game’s overall spirit is still evident. Developers also listen to their community and implement improvements based on their feedback. Neutral – the game has moved from Steam Workshop to a third-party service. While it’s clear that modding community is far more creative than in HF1, this is still yet another service that requires yet another account. Negative – game has bugs, as well as a completely useless setting that, on average, kills 20% of the possible FPS without offering anything substantial in return. Also, the engine change has killed many different realistic or semi-realistic settings. Would I recommend it? Yes Despite some shortcomings (especially technical ones), I have to admit that my overall impression of this game is positive. I had a great time (and still do). Game offers greater freedom in designing and building houses, provides better mod support, and boasts a much more active modding community. The gameplay itself is enjoyable, and that is, after all, the most important aspect of simulation games. ✅

Graphical style is more cartoonish and less photorealistic; in exchange, it’s more colorful and detailed. Furthermore, this new approach to graphics means the game will age more gracefully than its predecessor. Personally, I prefer these vibrant, colorful houses.
It will take you about 28–30 hours to complete the “story mode”. Flipping all the available houses will take another 50-60 hours, and then you’ll have endless gameplay with mods.
Storyline contracts are well-designed. They’re engaging and give the assignment a narrative thread, context, and a clear concept. Plus, adding client profiles and their occasional phone conversations made these tasks feel more realistic and personal. In my opinion, these contracts are more enjoyable when a client calls from time to time to talk about their life, their plans for their home, or to ask for help finding something they’ve lost.
You can find various secrets on the maps, some of which are better hidden than others. They also provide some insight into the history associated with each house.
A well-designed skill tree. Overall, every upgrade feels meaningful and rewarding.
A clear and user-friendly contract map. In addition, the basic version includes far more contracts than HF1 did.
Compared to the previous game, a number of improvements have been made to the UI. While everything seems familiar, it’s better thought out and designed. Developers have clearly taken players’ feedback to heart.
Gameplay loop is more enjoyable than in the previous installment. You hardly ever get that sense of weariness that was noticeable in HF1 during longer play sessions without the DLC.
A separate “Assembly” tab that allows you to assemble certain pieces of furniture yourself as part of a workshop exercise. This can reduce the cost of these items by up to 20%.
Despite some issues, the painting tool is generally easier to use and offers more freedom than in the previous installment of the game.
A redesigned and improved UI for home sales and potential buyers/clients in sandbox mode. It is easier to use, and all necessary information is presented in a clear and concise manner.
Massive mod library with variety of items, houses and even pre-made contracts.
Price/length ratio is well balanced.
Achievements are pretty easy to unlock. Don't get me wrong, it'll take some time, but in terms of difficulty, they're actually pretty easy.
😐

Developers have left Steam Workshop in favor of mod.io. I don't like this decision, but I have to admit that people are showing much more creativity on the new platform than they did here. Unfortunately, it seems that greater creative freedom has come at a price.
Soundtrack is just a filler. It’s not bad, but it’s not great either - it plays in the background, and once you close the game, you completely forget about it. Sound design is pretty solid, but there’s nothing here that particularly stands out or deserves praise.
It’s probably a matter of personal preference, but in my opinion, the previous system for sorting all the furniture (“by room purpose” instead of “by category”) was better. It’s a shame they didn’t keep the old system alongside the new one.
❌

Optimization leaves a lot to be desired. I have to admit that the option called “Global Illumination” completely baffled me. I don’t know if it uses ray tracing, path tracing, or a combination of both, but the result is a massive burden on the system that drops the frame rate by 20%, while delivering laughable, practically nonexistent results. If you’ve ever heard someone complain that their computer overheats and screams like a banshee while playing HF2 - this option is the culprit. Turn it off and enjoy smooth gameplay.
In the previous game, when walls were being demolished, elements that weren’t connected to each other would simply fall and behave according to the laws of gravity. That’s not the case in this game; these elements float in the air until you hit them with a hammer, which triggers the corresponding “crumbling” animation.
Another thing that was axed were simple electrical or plumbing jobs. In the previous game, you could install fixtures, outlets, and connections yourself. That’s not the case here. You simply point the cursor at where you want to have, say, a bathtub, and the rest happens automatically. While this was tedious for larger projects, it did provide a certain degree of limited realism.
Something isn't quite right with the new trade system, especially when it comes to reselling high-end homes. It works flawlessly for lower- and mid-range properties, but it starts to falter with high-end ones. I'm not sure if this is a bug that needs to be fixed or if it's by design.
The painting tool is very imprecise and difficult to use in corners or tight spaces. Surprisingly, it works much better when controlled with the WASD keys instead of the mouse - it’s a shame the game doesn’t mention this.
Mod.io website requires you to create a separate account and link it to your game. In theory, you could do all of this manually - download the files from the website and then put them in the appropriate game folder - but the download process itself still requires an account.
In the store, you cannot sort furniture using a filter, such as e.g. “by price from high to low.”
Sound glitches. Sometimes, while performing certain actions - such as painting a wall - sound effects don't load properly. Changing tools, “reset” it.
There is no minimap; instead, we have the “builder's sense.” It is much harder to navigate or find a missing spot using the vague “sound cues” generated by it.
I played House Flipper 1, and when House Flipper 2 was announced I was really excited and couldn’t wait to play it, but honestly I’m pretty disappointed. What kept me in the first game for so long was the community and the ability to add items through the Steam Workshop, so there was always something new to try. Now, even with all the DLCs and updates, I start the game and after five minutes I’m already bored: I’m limited to simple, lifeless items, and it all feels the same from house to house. I understand they don’t want to bring back the Steam Workshop, but at least they could let modders create item mods for mod.io, not just maps and missions. On the performance side, the game runs quite well. There were a few moments after some updates where it felt a bit sluggish, but overall it’s okay. Right now I can’t recommend it. Until they add a proper workshop or real item modding support, I’d say I regret buying it.
Saatlerce çalıştırıldım ama sarı kula bile vermediler.
House Flipper 2

Всем, кто хоть раз мечтал о собственном доме, но предпочитает для начала построить его в игре и посмотреть, как он развалится после визита кооперативной бригады. i dont particularly dislike it, but im not saying its a great game. it has some improvements over the first, theres a ton of content, wont lie about that, but there is a whole bunch of bugs attached to it. almost all of the lightning is megabugged with any type of reflective material. why can i see the reflection of my ledstrip in the first floor while im on the 4th floor? there need to be serious overhauls to the rendering and tracing system. trash is finnicky to pick up, the Q ability is not persistent enough when cleaning for example, also the performance is nothing to brag about. it can look decent at times, but man its not an extremely smooth experience. also WHY have they taken the creativity completely out of the game? when i build a house and try to sell it, i get told noone of the buyers are satisfied and i lose money on it. in a game with an insane room for creativity, why do i have to follow instructions on how to build a completely non-individualistic house just for 1 person? keep it to the quick jobs. overall? wait for a sale, do NOT buy at full price. at 50% off, its a decent enough house renovation simulator. its not a house flipper as you will be punished for not following instructions given by buyers.
devs forced yellow circles on every task you have to do, no way to turn them off. so obnoxious seeing 1-2 floating yellow circles with a giant "!" in every room. no task list like the first game. 40 dollar game yet treats us like children who don't have eyeballs. "flipper sense" was an actual good idea that would have been good for people with disabilities but apparently we need literally ♥♥♥♥♥♥♥ everything laid out for us.
