About
Return to the world of parking business! In Parking Tycoon 2: Business Simulator, you're not only building and expanding your empire — you're personally defending it from thieves. A brand-new combat system, skill progression, and hireable guards turn your parking lot into a true fortress!
As the owner of a parking business, you'll once again start with an empty plot of land — but now with even more tools to turn it into a thriving empire. Build new lots, upgrade equipment, install surveillance systems, and manage your staff — from cashiers to professional security guards.
Choose your own strategy: maximize profits, expand your territory, ensure customer safety, and dominate the industry. Investments, layout, technology — you're in full control.
The key innovation in Parking Tycoon 2: Business Simulator is its active combat system. You can now confront thieves head-on as they attempt to raid your property. Use punches, blocks, and dodges, apply tactics, and develop your character’s combat skills.
Hire guards, each with unique stats and abilities. Level them up, build your team, and make sure no criminal walks away unpunished. Security is no longer just for show — it’s a crucial part of your gameplay strategy.
Running a parking lot involves more than lines and payments. Deal with breakdowns, unstable weather, and sometimes even unexplained events. The land you’re building on still holds secrets. Explore it, unlock new zones, and discover why you were the one chosen to bring order.
Keep customer satisfaction high, optimize pricing, manage traffic flow, and build your reputation. The mix of business simulation, resource management, and action creates a unique experience where every detail matters.
🅿️ Build. Manage. Defend. Welcome to Parking Tycoon 2: Business Simulator.

In it's current state, I can't recommend this to my worst enemy. I loved Parking Tycoon 1 and was thrilled for Parking Tycoon 2. Boy was I fooled. You get stuck on nothing, your character has trouble walking or running over uneven ground (transitions between dirt and pavement causes you to stop and jump), you get stuck on invisible walls inside the building, you have to fight off homeless people (why do we have to fight them? What was wrong with scaring off kids trying to spray paint graffiti?) you have to fight off thieves by the group (good luck), and I'm just getting started. On top of everything above, here are more gameplay mechanics that are either a step in the wrong direction or beyond baffling: 1. Inventory is limited by weight, but the item weights don't make sense. Players are limited to 10kg of TOTAL weight between their personal inventory, the office shelves, and anything being delivered. If you have that amount on you or on your shelves, you can't place an order. The item weights make no sense. a garbage cans, trees, light poles, and paint cans all weigh 1kg, but a small hedge weighs 2kg? Make it make sense. 2. You can't hire help until you have the second floor of the office. The first upgrade costs $3k, the second floor is next at $8k. I get that the point is to increase the value of the parking spots with decorations, but doing that is nearly impossible without being able to hire someone to watch the gate. Speaking of the gate... 3. The first and second stages of the gate are horrible. Half of the time, you can't even target the gate to open or close it. There are also two gates, one for incoming, and one for outgoing. That makes sense. What doesn't make sense is if I close the incoming gate, it should mean the lot is closed so I can make upgrades. Nope, cars will sit it and honk until they get frustrated and break the gate down. WHY EVEN HAVE THE DAMN INCOMING GATE THEN? 4. NPCs will break ALL THE TIME. One will try to leave a spot while another is driving down the road, bam. They are stuck inside one another and then whole operation grinds to a halt. The only way to fix it is to quit the game and reload it. NPCs will be walking to their car and just disappear. Other times, they will walk in circles and never leave the lot. 5. The Security Guards are made of wet paper. Two punches from a homeless person or thieves and they are dead. I know it looks like they get knocked out, but they are removed from your employee roster permanently. Also, speaking of employees, they have stats which is understandable. What I don't get is all of their stats are really low and never get better. New job seekers also never have stats better than "rookie who couldn't fight his way out of an empty arena with the lights on. Look, I know it's early access, and I truly hope the devs listen to these reviews and make some improvements. I've tried to enjoy this game. I love PT1 and after just over 6 hours in PT2, the bugs and gameplay choices make me want to uninstall. Please listen to your players. We want the game to be amazing, and right now it's almost shovelware.
Not as good as I excpected
Passiert hier überhaupt noch was?
Biggest scam I've ever seen. It's funny when a successor game is worse off than the first one... There hasn't been a single improvement from 1st game, if anything all the systems feel far worse and less polished. A reskin with a few visual touchups. I can't with clear conscience recommend this pile of rubbish to anyone. If you haven't play first one, try it. It's a bit better...

Maybe I'm missing something. But after almost three hours, including breaks, I've seen everything the game currently offers. Everything's unlocked, etc. The mechanics only work to a limited extent. Spam trees on your first patch of green and you'll have too much money. No connections are explained, and the NPCs' pathfinding is awful. The beggars knock your guards off their feet, and you have an incredible amount of space to lay flooring... Unfortunately, there's not much more to it, especially since the available parking spaces never seem to fill up... Too many construction sites... Sadly.
