The game is eexactly as advertised. Its in very early stages of development but still provides a proper gameplay experience. As long as you read the game description, you will not be disappointed
I'm enjoying this game, early stages, needs a lot more depth, it's also a very good learning tool for anyone interested in property dev, one thing that's really annoying is the staff mechanics, way too often they ask for a salary increase, my staff turnover has been quite high and thats simply because its easier to say no, let them leave and re-hire someone same level for same cost or less.. i haven't upgraded the HQ yet so hire more staff as im afraid it will be a clicking exercise every month hiring new ones. Other than that it's a good time waster and somewhat enjoyable, some graphics would have been nice, even simple ones for HQ, Staff, Buildings etc

If your expecting bells and whistles and fancy graphics. You might want to pass. If your expecting to fight against the clock on making choices or get rich quick. Again probably want to pass. But if numbers are you gig. This might be the one. I usually dont go for games like this. But there is something about it that scratches an itch I didnt know was there.
This is a very good game all around. Very functional. There can be various annoyances but I am optimistic for them to be fixed while in Early Access. Teaches a lot about renting property and the financials thereof.
I like it! Does exactly what it says in the description. A bit on the expensive side especially for Early Access...but very playable! If you are interested in these things - go ahead! To the developer:..some more market regions to chose from eventually would be grand!
Interesting and Fun! Its not so much a family office, and more so a real estate game. Essentially just buy nnn retail to make money the fastest way possible with very little headaches. Not really sure if mf or storage is viable. essentially the rental turnover, along with maintenance, and the inability to raise rents automatically through your employees make it a nightmare to manage. Also unclear what the requirements are to the next stage. Anyways, I went from 250k to a billion so I considered it mastered. 17 hours of gameplay for 20 bucks. overall a good purchase and learned a bit about 1 structure of family offices and some justifications for it. Some improvements: 1. Searchable email might be better. 2. also its annoying i cant progress i have to decide on the text message. 3. Make game harder. Make triple net lease harder or less profitable 4. Make mf storage easier to manage. Nobody wants to hire/fire/raise wages, and deal with nuance from maintenance. I thought thats what I was hiring people for. 5. Prolly expand on stock market. since inception data. Also data is stale its just a fixed yield. never changes, No fundamental ratios. 6. Maybe owning/running business as well, taking public companies private. 7. Maybe more of a family component, more kids, costs from personal family. Growing a family tree. 4% rule, etc. 8. Actual lawsuits, make choices matter type of deal. Disowning a child etc. or family reputation.
Flaws. I amend my review. It's got the start to a great game. Really great. At the moment things need fixing. I'm 84 still running the company. I want to go fishing. No way to appoint my heir to take over. He must be partying too much. Headquarters is a big drain on income. They dont even adjust the rent. I have to go thru 20 storage properties and change rent each person. Tedious as all get out. Leasing director should be taking care of it. Why did I hire you. At the end of their year they will ask for a raise somewhere between 4-8 percent. Other than draining my my cash I see no reason for them. Wait to buy. I think it will eventually be a very good game. If you buy to help development as I have thank you. I hope it evolves into what it promises to be.
Absolutely top notch knowledge and gameplay. Developer is doing a great job of updating. I really enjoy figuring out strategies at each level. 38+ hours into the game is a testament of how much I enjoy playing it.
...sigh.... I believed in this game so much. You can see by the hour count. You might be asking yourself "If you're giving this a negative review, why did you put so many hours into it?!?!" And the simple answer is I believed it was constantly on the cusp of greatness. I believed there was a great game just around the corner, but I just happened to be the kind of pedantic ass who found a major bug or game design/math flaw, and rather than point it out and then keep going, I started over again the moment the dev fixed it so I could experience this great game again in all of it's glory! But every time I did that over and over....and you can go back and see in the comments and the Dev's own diary updates how many times he credits me for finding something that fundamentally changed a design...that I had to start asking myself "Wait...why didn't he KNOW that? Like, any game can have a bug. Any game can have a typo. I'm not perfect, I hold nobody to a higher standard than I can hold myself...but he didn't even seem to know what did and didn't exist in his own game, and in-game claims about how things worked were very easily disproven at a glance. Okay. Yes. AI has very clearly designed so much of this game that he's just taking AI at it's word for what kind of game it designed and what the game does. And STILL I was a supporter! I had no grand moral objection to AI as a game designer. If a human wants to go design a better game, let them and I'll happily buy it. But until then, this is what we've got and I'm happy to keep playing it. But then I started using AI to program a game of my own...and that's when I finally understood what a flawed process it is. How it can build a game that CLAIMS to do everything you told it to do, in seconds, and you'll open it up and click some buttons and say "♥♥♥♥♥♥♥♥♥, it works!" But...it won't. Not really. And maybe you'll even fiigure that out for yourself. So you'll tell AI. "Hey, I thought when I clicked the red button it would light up the right side of my screen but instead it lit up the left side of my screen." And it will say "A thousand apologies, let me fix that right away." And you'll test it out and now the button works and you'll think the game is flawless now. But then somebody points out something else. So now you're impatient. "AI. Do a deep dive and remove all bugs." So then AI will run for 20 minutes or an hour and it will give you 40 bullet points on everything it found and fixed and you'll be very impressed. NOW you've got a flawless game! But that game won't make a lick of sense to a human. I'll give you an example: one of the first things you do in this game is choose a bank. It tells you this is a very important decision. This bank has a higher credit limit. But that bank will give you a faster turn around on loan requests. Ah, but you'll have a personal relationship with the loan manager at this bank. Oh but at this bank you'll.... NONE of that stuff is in the game. The choice doesn't matter at all. It looks sharp, it makes you instantly feel like you'll be balancing lots of important decisions investors have to make...but it literally doesn't matter at all. There is no such thing as a loan manager in the game. There is no such thing as a turn around time on loan requests. Later, you'll be hiring staff for $60,000 a year to improve how quickly you fill your vacant apartments...but you won't HAVE any vacant apartments. They're automatically filled. Any delay is far too negligible to ever justify paying $60k a year to fill it. Everything is window dressing at best. Because it was all made by AI. I don't want to ♥♥♥♥ too much on the "developer" (to the extent that the game has one at all). He was responsive and usually anything I flagged to him was fixed quickly. But even his forum responses were clearly all ChatGPT generated. And of course every "fix" that I flagged had been made incorrectly by AI was just being fixed by AI. So...in a sense, I was talking to the developer for weeks and building a bit of a bond. But in the other sense, I wasn't actually talking to anybody at all and could have just had the same conversation with ChatGPT myself. Finally, I decided to just withdraw entirely from the conversation for a month or so, and see what would happen. Sure enough, the updates came far less often. I had apparently been his primary tester, and when I left, he didn't fill the gap by testing the game himself. Naturally, other players continue to play and occasionally flag things, and he has AI fix them. But there's no coherent vision to the game anymore, because AI has lost the thread over time and the human...if there ever was one...never had the ability to influece the game's development at all. So, it's a sad loss. But a major lesson for me personally in why AI coded games from developers who otherwise have no coding ability at all simply can't hold up to inspection or any real play time validation.
Good game so far, can't wait for more features. One thing I will mention though : when adjusting the rent of a place you own, the chances that the tenant leaves shouldn't be capped at 50% but go all the way to 100% if the price you set is ridiculously above the market. I've currently got 6 people who accepted to pay 100 M dollars a month in rent in the starting Cedar apartment complex. Don't know what those 6 do for a living but hey, to each their own
